Often, architectural delights even in new buildings put the owners of housing before the fact of not the most comfortable layout. These include small kitchens, narrow bathrooms or extended bedrooms, incredibly large entrance halls and many other incorrectly-zoned spaces that require improvement and transformation.  As soon as you decide to change your home, you shouldn't put your ideas into practice for the moment.

Firstly, these steps can damage vital structures and put you at risk of collapsing the walls of the apartment, and possibly the entire house. Secondly, illegal and unregistered alteration may significantly affect the sale of real estate, in particular, when trying to use it as collateral in a bank.

Undocumented changes to the property, which are not reflected in the property data sheet, can be a serious obstacle to the registration of property rights when, for example, you sell or exchange an apartment, "rent out" or mortgage.

The basis for entering into the information system of the legal cadastre of identification and technical data of buildings, structures and (or) their components on newly created real estate, registration of rights to real estate in the State Corporation "Government for Citizens" is the approved act of acceptance of the object in operation.

The act of acceptance of the constructed facility into operation is subject to obligatory registration in local executive bodies performing functions in the field of architecture and town planning.

The order of conducting and accounting of acts of acceptance of object is regulated by article 75-1 of the Law of the Republic of Kazakhstan "About architectural, town-planning and building activity in the Republic of Kazakhstan".

At the same time, in respect of the facilities taken into operation by the owner himself:

1) the state corporation within one day from the moment of reception from the applicant of the confirmed certificate of acceptance of object in operation by the owner independently directs in structural division of the corresponding local executive body which is carrying out functions in sphere of architecture and town-planning at a site of object location, the confirmed certificate of acceptance of object in operation by the owner independently.

2) the structural division of the corresponding local executive body which is carrying out functions in sphere of architecture and town-planning within one working day carries out reconciliation on observance by the proprietor of the procedures defined by rules of the organisation of the building and passage of allowing procedures, and makes the account of the certificate of acceptance in operation.

In case of detection of violations within one working day from the moment of receipt of documents from the State Corporation, the registering body shall be informed in writing about it.

3) in case of absence of violations within one working day from the moment of receipt of documents from the State Corporation, the registering body shall be informed about it in writing.
